South Wokingham Strategic Development Area (SDL) is a major planned urban extension to Wokingham in Berkshire comprising 2,500 dwellings, a South Wokingham relief road, a crossing of the Reading to Waterloo Railway, and major areas of Strategic Alternative Natural Greenspace (SANG).
Working on behalf of a consortium of developers, we secured the site’s original allocation in the Wokingham Core Strategy and subsequently prepared a hybrid planning application for the Phase 2 area, comprising 2,000 dwellings south of the railway.
The project involved complex stakeholder consultation and collaboration, as well as detailed negotiation on infrastructure delivery. We worked closely with Homes England and the Wokingham Council Senior Leadership Team in agreeing grant funding for early phase infrastructure delivery.
Since securing planning permission in 2004, we have continued to manage the discharge of conditions and coordinate reserved matters approvals on this multi-phase project. Ongoing work includes numerous s.96a applications, s.106 deeds of variation and strategic advice on s.73 applications to facilitate scheme amendments.
