The site is located just outside Epsom Town Centre and within a Conservation Area, adjacent to several listed buildings and comprising numerous protected trees.

We were commissioned to secure pre-application advice, and submit a full planning application, for the redevelopment of this brownfield site for an 85-bed registered care home for frail older people including those with dementia.

During the pre-application stage, extensive consultation was carried out with the local community, as well as detailed negotiations with officers during determination, to ensure the impact of the development on protected trees and surrounding heritage assets was minimised.

The application ultimately received a resolution to grant at the Planning Committee and was subsequently approved.
