The redevelopment of the Borehamwood site, to be known as Fairbanks Studios, is seen as essential to meet the growing demand for modern film and TV studio requirements. The plans include the demolition of existing buildings and the provision of a state-of-the-art studio complex featuring ancillary floorspace, backlot, multi-storey car park, landscaping and associated works.

The proposals represent a major investment in the future of film and television production in the South-East of England, enhancing Hertsmere’s rich screen heritage and ensuring its future for generations to come. The site's history stretches back over 110 years to 1914, with the redevelopment’s new name acknowledging the site's historic association with ‘The King of Hollywood’: actor and film producer Douglas Fairbanks.

Our NAR team assisted the planning application by producing an Economic Benefits Statement, which detailed the significant economic benefits expected as a result of the development. The statement forecast the creation of numerous jobs, as well as contributions to the local economy through increased GVA, production expenditure and business rates.

Fairbanks Studios was unanimously approved at planning committee in September 2025. The decision recognised the significant economic opportunities associated with the studios, by strengthening the creative industries within Hertsmere and contributing to the UK’s modern industrial strategy.
