Overview

The site is located to the south-west of Aylesbury, between the existing urban edge of the town and the HS2 rail line currently under construction.

In addition to new homes, the site is also required to deliver a new link road along with land safeguarded for its' dualling (made into a dual carriageway), as well 50ha of green infrastructure and a primary school. Coordination with HS2 was critical to bringing the development forward.

Our role

Having promoted the site for development, and secured its allocation in the Vale of Aylesbury Local Plan, we led the planning, Environmental Impact Assessment coordination and project management of the application.

This included extensive engagement with the Local Planning Authority and, due to the site’s proximity to the HS2 rail line, detailed discussions with the HS2 team to ensure both projects could be delivered successfully alongside one another.

Our in-house team of demographic, economic and GIS specialists, Nexus Analytics & Research, produced a Socio-Economic and Human Health Environmental Statement Chapter to support the application.

Outcome

We secured planning permission on behalf of Gleeson Land in May 2026 - a significant milestone for a development of this scale.
