ST ANN’S HOSPITAL SITE, LONDON

Appointed by Barnet, Enfield and Haringey NHS Mental Health Trust, we negotiated planning permission for the regeneration of St Ann’s Hospital, an 11-hectare Site in the London Borough of Haringey. The scheme consolidated the late 19th Century hospital, providing 55,000 sqft of new healthcare facilities, including a new ward block and ancillary accommodation and 470 new houses and flats. Given the considerable local interest that the proposed development generated, this project had a significant political profile.

Our Solutions

We provided planning and project management advice, as well as co-ordinating the preparation of the Environmental Statement which accompanied the planning application. We also negotiated a complex Section 106 agreement.

We successfully secured a hybrid planning application, comprising 470 houses and flats, affordable homes, public open space and 55,000 sqft of new healthcare facilities. We were subsequently appointed to prepare a reserved matters application for 350 dwellings and discharge conditions for the remaining 120 dwellings.

The Outcome

Two thirds of the Site was subsequently purchased by the Mayor of London using a £250M Land Fund created to help deliver more affordable housing for Londoners.
