SHERBORNE WHARF, BIRMINGHAM

On behalf of Inland Homes, Nexus Planning promoted residential development (for 230 apartments) across two adjoining former industrial sites in the centre of Birmingham, close to Brindley Place. The sites have a desirable canal-side location, in an area that has recently undergone significant regeneration.

Our Solutions

Located in a high density urban environment, the site was significantly constrained by neighbouring residential buildings. A detailed design-led approach was key to securing planning permission. Contextual analysis demonstrated how the scheme would knit together the surrounding townscape, whilst still making efficient use of the site. The opportunity was identified for a 10-storey building on part of the site, whilst reducing massing elsewhere.

The quality of the landscaping was vital in promoting the development as a new and successful place. This involved careful thought on how the scheme relates to other areas of public realm and the canal itself. The success of the landscaping was dependent on providing basement car parking, which needed a critical level of development for that to be viable.

A detailed viability case on the level of affordable housing contribution that the scheme could accommodate was presented to ensure it was deliverable.

The Outcome

Planning permission was secured for a development that will significantly improve the quality and appearance the city centre, whilst making a meaningful contribution to Birmingham’s housing need.
