RANDALLS WAY SURREY, BUILD TO RENT SCHEME
Appointed by Titan Property Developments, we secured committee resolution to grant for a 214 unit build to rent scheme on a brownfield site known as the Leatherhead Research and Food Manufacturing Association, in Mole Valley. This application followed the outline consent we secured for the same client over the site in 2018.
The proposal 214 units, the Randalls Way scheme will consist of a mix of unit types and sizes, including 36 affordable rented homes, 3,378sqm of communal open space and play space. In addition, on-site communal facilities will include a gym, post-room, residents lounge and car club.
Our Solutions
We worked closely with the client, architect, planning officers, and independent body Design South East, to ensure that the scheme delivered considerable benefits in terms of built character of the site and surrounding area, affordable housing, landscaping, amenity and play space provision, whilst still remaining viable in terms of the overall development quantum.
The Outcome
As a result of our ongoing negotiations with the Council the application was recommended for approval by officers, and the Planning Committee voted a resolution to grant permission in November 2020. The scheme, which is the first build to rent scheme in Mole Valley, will cater to growing demand for high quality rental housing, reflects the changing needs of modern renters in the UK, and will positively contribute to the District’s significant housing target.
Through this project, we have developed a thorough understanding of build to rent development, which is a rapidly growing sector in the UK.
