We were commissioned by CEG and the Bird Group to promote a 3,000 dwelling new settlement in Stratford-on-Avon District. Following the successful allocation of the Site in the emerging Core Strategy, an outline planning application for 2,000 dwellings was subsequently prepared.

Our Solutions

We identified the opportunity for a new settlement as a way of assisting Stratford-on-Avon District Council in its housing delivery strategy. Prior to this, the Council had not considered a new settlement as a viable option to address their housing needs.

As a result, we led the promotion of the 3,000-unit Site through a visionary approach that looked to integrate a major employment hub, incorporating employers such as Aston Martin and Jaguar Land Rover, into a 21st Century new ‘Garden Village’ Community. Through engagement with senior Officers and politicians at the Council, the emerging vision for the Site was accepted and the Site was allocated in the Council’s draft Core Strategy, which was subsequently adopted in summer 2016.

We jointly prepared a Supplementary Planning Document with the District and County Councils and a wider team of additional stakeholders.

The Outcome

We successfully secured the allocation of a 3,000 dwelling new settlement in the Core Strategy. We co-ordinated and prepared on outline planning application and associated EIA for the first 2,000 home phase, the majority of the allocation, which received planning permission in 2017.
