Land at Courtwick, Littlehampton

We were appointed by Gleeson Developments Limited to promote a 33 hectare greenfield site situated to the north of Littlehampton. The site had originally been promoted for development through the Core Strategy process but the plan-led process had been subject to significant delay.

Our Solutions

Given the delays to the emerging Core Strategy, we prepared an outline planning application to bring forward development in a timely way. The development proposals would provide a significant level of much-needed housing and affordable housing and local employment opportunities, in a highly sustainable location, whilst making a significant contribution towards the regeneration objectives for the area as identified by Arun District Council.

In evolving the development proposals, we carried out a number of public consultation events in the locality to gather the views of local stakeholders.

The Outcome

In collaboration with the appointed multi-disciplinary consultant team, an outline planning application for up to 600 homes (including 180 affordable homes), 1 hectare of employment space, space for a local shop, and significant new areas of green infrastructure (including sports pitches, informal open space, children’s play areas and allotments) was submitted. The application was supported by an Environmental Impact Assessment that we also led/managed, and outline planning permission was granted by Arun District Council.

The site was sold to Barratt Homes who subsequently secured the necessary reserved matters and the development, now referred to as ‘Kingley Gate’, has been successfully built out.
