Nexus Planning was engaged as lead consultant to prepare and submit a detailed planning application for the significant expansion of globally iconic Bray Film Studios – securing the future of a star in the UK’s filmmaking and music history.  Timeless classics, ‘The Curse of Frankenstein’, ‘Dracula’ and ‘The Rocky Horror Picture Show’ all call the Studios home.  More recently, Elton John’s Academy award-winning biopic, ‘Rocketman’, along with ‘Mamma Mia 2’ and the BBC’s ‘Dracula’ were all produced there.

Our Solutions

The proposals involve nine sound stages, workshops, production support facilities, rehearsal building and back lot as part of a major new filming campus, and with the Studios situated in the Royal Borough of Windsor and Maidenhead’s Green Belt, very special circumstances had to be demonstrated.

We worked with Bray Studios, a wider consultant team and experts from the film industry to develop a compelling case focusing on the substantial far-reaching economic benefits.

Research to support the planning application identified a clear, significant and pressing need for new film and TV studios, with highest demand in London and South East England. Our inhouse Research and Analytics team bolstered core research with analysis to further quantify the breadth of economic and other potential benefits. It was shown the proposals would create up to 3,000 industry jobs, generating £139 million in Gross Value Added (GVA) for the UK economy, annually. Opportunities to attract significantly more creative industry employees and growing the comparatively low Berkshire employment base, were also identified. To further maximise local benefits, an Employment and Skills Plan was agreed via legal agreement.

The Outcome

Full planning permission has now been issued which has paved the way for a major International TV series to be filmed at Bray Studios - a significant boost for the local, regional and national economy.
