We were appointed by Wates Construction on behalf of Orbit Homes to prepare a planning application for the redevelopment of a derelict brownfield site in Erith, London Borough of Bexley. The application sought to secure planning permission to construct an apartment block comprising 42 residential units with associated parking and landscaping.
The scheme voluntarily included a 50% affordable housing provision, exceeding the 35% policy requirement, making a valuable contribution towards the Mayor of London’s strategic objective of boosting the delivery of affordable homes.
Whilst the site was located in an area characterised by predominantly 2 and 3 storey buidlings, we successfully negotiated a 4-storey development through a creative design solution, an extended pre-application engagement programme, and through identifying the positive regenerational benefits of the proposal.
We successfully secured a resolution to grant full planning permission after the London Borough of Bexley’s Planning Committed voted in favour of the proposals.
