The project

We are appointed by Woodsford Farms to promote a new settlement concept at Upper Woodsford. The new community would provide circa 4,000 new homes, a mixed-use community hub, a substantial Green Infrastructure offer (including Suitable Alternative Natural Greenspace), first and secondary schools and enhanced transport links, all within accessible travel distance of nearby settlements and jobs. It will also significantly enhance the local facilities, transport and service provision for current residents in the adjacent village of Crossways, considerably increasing the sustainability of the location.  The project aims to direct major strategic growth to a sustainably accessible location on an existing train line, which is also free from the environmental constraints that limit the opportunities for development within significant areas of Dorset.

Our solutions

We have submitted representations promoting the new settlement to the West Dorset, Weymouth and Portland Local Plan. The representations are supported by a range of high level technical work undertaken by an experienced project team. Within the context of the emerging Rural Dorset Unitary Authority the new settlement would reduce pressure on more environmentally sensitive areas of Dorset to meet the County’s development needs.

Looking forward

With the advantage of single land ownership, the benefits of strategic growth in this location are underpinned by streamlined deliverability in a proposal distinguished by its potential to provide significant development, including circa 276ha of accessible open space that will deliver substantial health and wellbeing benefits. Continued promotion will take place once the Unitary Authority is formed, and the short-term strategy is to refine the technical work undertaken and raise awareness of the Upper Woodsford concept.
