We were appointed to obtain outline planning permission for the redevelopment of a 0.8 ha brownfield site, located on the Renshaw Industrial Estate in Staines-upon-Thames, currently operating in B1 and B8 use. The Site, which Renshaw UK Ltd have owned and managed since the 1930s, was badly damage in a fire in 2014 reducing the lettable floorspace by more than 50%.
We were responsible for providing planning and project management advice for the outline planning application. This included collaboratively working with Spelthorne Borough Council, Surrey County Council and technical consultants throughout the determination period to overcome potential concerns in relation to Highway Capacity and the implementation of a new link road to be delivered as part of the an adjacent scheme.
As a result, we successfully obtained outline permission for 275 units in two residential blocks ranging from 3 to 11 storeys and 248 car parking spaces along with significant amounts of publicly accessible green space. The proposal will not only help tackle the housing crisis by significantly contributing to Spelthorne’s housing need (including onsite affordable housing) but provide a viable use on a vacant brownfield site in a sustainable town centre location.
