The Project
Appointed by Titan Property Developments, we were tasked with securing an outline planning permission for the redevelopment of a brownfield site known as the Leatherhead Research and Food Manufacturing Association.
The redevelopment consisted demolition of the existing dilapidated buildings on site to deliver a 218 unit residential scheme with associated parking and a comprehensive landscaping scheme.
Our Solutions
Aside from being Mole Valley’s largest residential development in 40 years, the site being a protected employment site posed significant issues in allowing the release of this employment land to single-handedly deliver the District’s annual housing target.
Working closely with the client team, architect, planning officers, local residents and local Councillors, we ensured a scheme that delivered considerable benefits in terms of visual enhancement of the site and the immediately surrounding locale, affordable housing, landscaping and public realm and accessibility whilst still being viable in terms of the overall development quantum.
The Outcome
As result of our robust negotiations, despite the Officer level recommendation for a refusal, the Planning Committee voted a resolution to grant permission in June 2018 and outline planning permission received in August 2018.
