We were appointed on behalf of the Heywood Real Estate Group to prepare a Planning Strategy and associated documentation for a 92-bedroom hotel in close proximity to London Luton Airport.
Alongside the typical planning documentation required, we carried out an analysis of Hotel Need and a Sequential Site Assessment to provide a robust evidence base in support of a planning application for the change of use of an underutilised employment site to provide a new hotel development.
The Planning Strategy incorporated a fall back position based on established legal principles, as well as a detailed analysis of the existing and emerging supply of hotels and growing demand to justify the need for the proposal. Of the sites assessed as part of the sequential test, none were found to be available, viable or suitable alternatives to the application Site.
Planning permission has been granted and the Hotel will assist in meeting the demand for supply in Luton as part of the Airports ambitious investment programme.
