We worked for the Homes and Communities Agency (now Homes England) to deliver a planning application for the first phase of a 500-home development on a former Ministry of Defence Site in Dover. The proposed development is prominently located on the cliffs above the town centre, and stands next to two Scheduled Ancient Monuments, a number of listed buildings and an Area of Outstanding Natural Beauty.
We conducted extensive pre-application discussions to establish with Dover District Council that the development would not require an Environmental Impact Assessment, significantly reducing the financial cost to our client. We also produced an illustrative Masterplan and strategic design framework to accompany the application to give the client confidence that the first phase would not be an inward looking development.
The first phase of 64 dwellings has been granted outline planning permission in 2016 since when the demolition of the Site has been completed. A detailed planning application has now been submitted.
