We were appointed by Lendlease to prepare and submit an application for the development of up to 70 dwellings at Dean Farm in Rochdale, with all matters reserved except for access. Lendlease intended to sell the Site to a housebuilder once the application was completed.
A series of Masterplan options were prepared to take account of Site constraints and access arrangements, with Nexus Planning taking a managing role. This included the preparation of a series of technical reports including a Transport Statement, Air Quality Assessment, Ecological Assessment, Noise Assessment and Phase 1 Geo-technical Assessment. These documents took into consideration the topography and physical features of the Site whilst ensuring that the proposed infrastructure would not be onerous when marketed to prospective housebuilders. To bolster these preparations further, we undertook a public consultation exercise and agreed Section 106 Heads of Terms before the application was submitted.
Our experience of preparing and submitting applications for residential developers ensured that we were able to progress a strategy to deliver a viable and workable planning application which was subsequently approved by Rochdale’s Licensing & Regulatory Committee.
