We were retained by Countryside Properties to prepare and submit a detailed planning application for 69 dwellings at the former Coral Mill Site in Newhey, Rochdale. Given the ambitious timescales involved in the project, it was essential that the application process was completed at the earliest opportunity.
We established an effective working relationship with officers at Rochdale Council from the outset. The planning application was swiftly submitted, with any issues raised by residents and statutory consultees successfully resolved through extensive consultation processes. This enabled the application to be unanimously approved at Rochdale’s Pennine Township Planning Committee just six weeks after submission and with just one pre-commencement condition attached to the approval.
Throughout the course of the application process, we demonstrated a range of detailed technical knowledge regarding the development management process. Through effective liaison with the Local Planning Authority and statutory consultees, a number of inter-related matters were resolved including off-site highway works, viability, and drainage and flood risk and layout issues.
We successfully negotiated a final agreed position with the Local Planning Authority and all statutory consultees were satisfied, enabling Countryside Properties to commence work on the Site without delay. Consturction has now been completed.
