We were appointed by Countryside Properties to progress the submission of a detailed planning application for 106 dwellings at a former industrial site in Church Street in Warrington.

We were appointed by Countryside Properties to progress the submission of a detailed planning application for 106 dwellings at a former industrial site in Church Street in Warrington.

Our Solutions

In order to progress development of the Site as soon as possible, we negotiated with the Case Officer and statutory consultees throughout the application process to minimise the number of pre-commencement or prior-to-occupation conditions attached to the approval. In addition, as part of the Site was located within a Conservation Area, it was necessary to further justify the proposals through the preparation of a Heritage Statement. Other technical matters such as land contamination and air quality also required additional attention.

The Outcome

All issues were successfully addressed during the course of determining the planning application, which was approved by Warrington’s Development Management Committee. We were then retained to discharge all necessary conditions. The Site has now been delivered by Countryside Properties and is managed by Your Housing Group. The Site represents a flagship site for Your Housing Group, with the properties being made available for private market rent.
